It also offers analysis of river, coastal, surface water, groundwater and other types of flood (such as the proximity of water features, the location of historical flood events, and an analysis of the elevation of the site compared to these features).

HOW DOES SITECHECK COMBINED WORK?

The report provides a front page summary which lets you know the results of the contaminated land assessment and flood risk assessment. There is also a section covering other environmental risks such as ground stability hazards and radon.

More detailed information about the contaminated land and floods risk assessments are shown on the following pages.

For contaminated land, the report provides a comprehensive review of the sources of potential contamination in terms of historical land use, environmental data and current land uses where known.

The report gives a passed or further action result depending on whether any issues have been identified. Next steps are provided if further action is recommended.

For the flood risk assessment, the report gives the flood risk at the site when any flood defences are operational but also the risk of flooding if defences failed or were over-topped. The report also indicates if the level of flood risk at the site is likely to result in higher insurance premiums.

Flood risk gauges show what the individual risks are from the main sources of flooding – river, coastal, surface water, groundwater and other factors (proximity of water features, the location of historical flood events, and an analysis of the elevation of the site compared to these features).

Recommendations of what to do next are given if elevated flood risks are identified.

Full details of the information that has been analysed is provided on maps and in data tables.

WHAT DOES SITECHECK COMBINED REVEAL?

It reveals the risk of:

  • the property being investigated or determined as contaminated land under Part 2A of the EPA 1990
  • flooding from river, coastal, surface water, ground water and other types of flooding at the property concerned.
